YIT’S MERENKULKIJANRANTA IS THE RESIDENTIAL CONSTRUCTION SITE OF THE YEAR 2011 IN FINLAND

The Finnish construction magazine Rakennuslehti selected YIT’s Merenkulkijanranta located in Lauttasaari, Helsinki, Finland as the Residential Construction Site of the Year 2011. Merenkulkijanranta offers luxury living, in housing located partially over the sea, and the judges commended the site for its splendid location and high quality. Other decisive factors were excellent on-site customer service, investment in occupational safety and building system solutions that enhance energy efficiency, as well as automation and living comfort.

When completed, the Merenkulkijanranta residential area in Vattuniemi in Lauttasaari, Helsinki will consist of ten buildings and approximately 250 luxury apartments with a sea view. Three of the buildings will be located partially over the sea. The construction of the Merenkulkijanranta residential block began in 2007, and three of the seven housing cooperatives in the area have already been completed. Two housing cooperatives are currently under construction: Jiina and Ruffi, with the latter extending about 40 metres over the sea. The Merenkulkijanranta area is expected to be completed in 2014.

Currently, a total of 92 people work at the constructions sites in Merenkulkijanranta. Considering that Merenkulkijanranta is a residential project, an exceptionally high proportion of its features are constructed on-site, including intermediate floors, facades and sea-bottom foundations. The maritime conditions and likely weathering were considered when designing the structures and selecting the materials for the facades. Occupational safety has been enhanced by, for example, paying special attention to fall protection as well as safety concerns related to the installation of prefabricated units.

“In projects of this magnitude and complexity, the final result depends on the competence and input of the construction team. In addition to the building system solutions, the wide scope of the project inspires us to develop new and safer building methods,” says Mika Kosonen, who has served as site foreman of Merenkulkijanranta since the beginning of construction.

As a residential area, Merenkulkijanranta combines seaside homes with urban services, offering an entirely new level of quality and comfort. During construction, homebuyers can customise their apartments in terms of layout, fixtures, fittings, surfaces and appliances.

Merenkulkijanranta includes energy-efficient building system solutions that improve the overall comfort of living and enable residents to control the ventilation and temperature in each room separately. The cooling system makes use of seawater – an ecological solution that saves energy. The residential buildings in Merenkulkijanranta are connected to the YIT property control room, and all building systems are monitored 24 hours a day. This ensures quick help in fault situations as well as appropriate use of energy in technical systems.

The eHouse interface, an online system developed by YIT, will serve as a website and communication channel for residents, building managers and service providers. The interface enables residents to monitor water consumption and room temperatures in their apartments. They can also access local services as well as those made available by contract partners.
