SOLUTIONS FROM YIT FOR IMPROVING THE ENERGY EFFICIENCY OF HOAS APARTMENTS

The Foundation for Student Housing in the Helsinki Region (Hoas) has properties that cover over 420,000 m2 in Helsinki, Espoo, Vantaa and Kauniainen. 

With a service contract that has continued for many years, YIT has actively developed building system solutions to improve the energy efficiency of the properties.

Throughout this year all the residential properties have been inspected in terms of energy-saving measures, and Hoas has implemented a wide building systems preventive maintenance programme. The heating systems of the properties have been inspected, and preventive maintenance procedures have been performed on the ventilation system according to the programme. Through preventive maintenance the energy efficiency of the properties, as well as the living conditions, have improved.

 In addition, a Wisepro heating system which anticipates weather conditions has been installed. The system makes use of local weather forecast information in heating properties, and uses heat stored in mass. The system received an award in the YIT Energianero (”EnergyGenius”) innovation competition in August 2011.

 All Hoas properties are connected to the YIT control centre, which enables remote surveillance and monitoring of building systems. Measures to fix deviations can be taken immediately when the energy use on the properties is monitored in real time.
– The control centre reacts promptly to alarms, and required measures are immediately initiated. A significant number of the alarms can be observed from the control centre, and can be dealt with remotely. This brings us clear benefit as a customer and speeds up processes, states Jari Nupponen, property manager at the Foundation for Student Housing in the Helsinki Region.

Even ten percent cost savings in district heating have been achieved on ten of the Hoas properties that make use of return water control, and some also use the Wisepro heating system. 

Hoas actively develops its operations through versatile development projects. The two-year Hoas Laboratory project develops efficient and lucrative ways to support community-based student living and better ways to reduce energy consumption of living. The Hoas Laboratory is also a part of the programme for the World Design Capital 2012 Helsinki.

The Foundation for Student Housing in the Helsinki Region (Hoas) rents out apartments to full-time students in secondary level or higher educational institutions in the metropolitan region.
