Lemminkäinen to build the new H building at Vaasa Central Hospital through alliance contracting
The roof-raising ceremony for Puijonsarvi school, the second new building of the major Kuopio life cycle project, will be held on 27 January 2011. The school´s detailed planning began in autumn 2009 and the building will be completed in July 2011.
Kuopio City Board selected Lemminkäinen Corporation as the service provider for the major life cycle project in July 2009. The new buildings of the project are, in addition to Puijonsarvi school, Martti Ahtisaari school, which will also be completed in autumn 2011, and Puijonsarvi child day-care centre, which will be completed in summer 2012. The project also includes basic repair works on Rajala and Pohjantie schools, which will be completed in summer 2012 and summer 2013. Lemminkäinen will be responsible for the maintenance and upkeep of the buildings for the period of 25 years. The total value of the project is EUR 93.5 million. The newly constructed or repaired properties included in the life cycle project are owned by Kiinteistö Oy Kuopion koulutilat, which in turn is owned by the City of Kuopio.
Lemminkäinen is combining the skills and expertise of its different business sectors in the challenging project; many units of Lemminkäinen´s Building Construction and Technical Building Services business sectors participate to this large project. The Kuopio life cycle project is being carried out as an exemplary demonstration of the “one united Lemminkäinen” business model in practice. The client and the other partners deal only with Lemminkäinen as the sole service provider.
In a life cycle project the client specifies the performance and quality requirements as well as the desired end-result, but gives the service provider freedom to decide on the technical solutions and the means by which the services will be rendered. It is typical of the contracting model that the service provider carries broader responsibility for the project entity for longer than the traditional warranty period. Life cycle projects rely on the partnership concept where public and private sectors mutually bear the responsibility for a successful execution of the project and respective economically most viable life cycle costs.
