LEMMINKÄINEN TO START BUILDING KAHVIKORTTELI SITE IN VUOSAARI DISTRICT OF
HELSINKI 

Lemminkäinen Corporation has purchased from Paulig Oy the first building plot
on the Kahvikortteli site in Helsinki's Vuosaari district. Construction work on
the site will begin next September when Lemminkäinen Talo Oy makes a start on
two apartment buildings for Tapiola KR IV Ky, a real estate investment fund
managed by Tapiola Real Estate Ltd. The buildings will be completed in autumn
2011. 

The buildings will be located at the junction of Leikosaarentie road and
Jauhajankuja lane, which is yet to be built. The six-storey buildings will
contain a total of 106 apartments, varying in size from 26 m² and 105 m². 

The purchase of the building plot is based on an agreement that Lemminkäinen
and Paulig made in September 2009 concerning the phased acquisition of the
entire site of Paulig's old roastery. According to the approved city plan, the
Kahvikortteli site, which has residential building rights totalling 71,000
square metres, will be divided into four blocks, where altogether 22 apartment
buildings will provide housing for some 2,000 people in a pleasant park-like
environment featuring spacious courtyards and squares. Car parking will be
located underground. 

"The old roastery site has been zoned as a high-class residential area and it
will form an extension of the construction at Aurinkolahti. The new residential
area will essentially transform the character of Vuosaari's centre," says Arto
Jokinen, the director responsible for Lemminkäinen Talo Oy's residential
construction.
